What is Sthan?

Sthan is a modern customer relationship management (CRM) platform purpose-built for real estate developers, bundled with a complete lead-to-booking automation system. It covers six layers end-to-end: (1) Lead capture from Meta Lead Ads, Google Search Ads, project landing pages, website forms, WhatsApp click-to-chat, missed-call capture, and property portals including MagicBricks, 99acres, and Housing.com; (2) Instant response automation that fires WhatsApp, email, and SMS within 10 seconds of a lead arriving; (3) Lead qualification via chatbots, smart forms, and call automation based on budget, property type, location, timeline, and loan requirement; (4) A 15-day automated follow-up drip across WhatsApp, email, and retargeting; (5) Sales team automation with auto-assignment, no-response escalations, and site-visit scheduling; and (6) A reporting dashboard covering leads by source, cost per lead, qualified leads, site visits, conversion ratio, and ad spend versus inquiries. Sthan replaces the common patchwork of Excel, WhatsApp groups, and legacy CRMs such as DaeBuild, Sell.Do, and generic Zoho setups. Pricing is per staff seat: ₹6,999 per month for 1–3 staff, ₹14,999 for 4–8, and ₹24,999 for 9 or more, with every feature in every plan. Only your own staff count as seats — brokers, channel partners and buyers get unlimited free portal logins, so the bill does not move when you onboard a channel partner. Yearly billing charges 10 months, which is 2 months free. Optional Sthan Growth Services for managed marketing are separate: Social Starter at ₹15,000 per month and Growth Concierge at ₹40,000 per month. 7-day free trial, no lock-in.

Why we exist.

Two kinds of software were on offer. Neither one fit.

Indian real-estate developers were stuck between two bad options. The big horizontal CRMs are built for generic sales. They have no concept of RERA, of construction-linked milestones, of the Indian lead portals, or of the way a booking turns into eighteen months of collections. They have to be bent into shape with custom fields, and they still do not fit.

The purpose-built property platforms model the workflow far better, but they are sold the old way: a form, a callback, a quote, an annual contract, and an implementation measured in quarters. You cannot find out what one costs without giving up your phone number, and you cannot try it before you commit to a year.

We built Sthan for the middle of that gap. A product that models the Indian property sale itself — the RERA paperwork, the tower-and-unit inventory, the channel-partner network, the construction-linked demand notes, the run from first enquiry all the way to possession — priced in rupees on a page anyone can read, and running on real leads within a day. The gap was real. Nobody was serving it the way we wanted to be served, so we did it ourselves.

Generic CRMs

Contacts, a pipeline and a pile of custom fields. No concept of RERA, no tower-and-unit inventory, no construction-linked demand schedule, no idea that a booking is the middle of the story. You bend it into shape and it still does not fit.

Enterprise property platforms

These model the workflow properly, then put it behind a sales call, an annual contract and a multi-month implementation. The price is never on the page, and you cannot find out what it costs without giving someone your phone number.

Publish the price

A pricing page should answer the question, not start a sales call.

  • ₹6,999 to ₹24,999 a month by staff seat, with brokers and buyers free — all three plans on the page.

Who we are.

Small, in Ahmedabad, and building one thing.

Sthan is built in Ahmedabad, Gujarat. It was started by Nayan Mistry, who works with Indian real-estate developers on the whole journey from lead to possession, and builds the product against what that work keeps turning up. The operating entity behind Sthan is named in our terms and privacy policy.

We are a small team, and we would rather say so plainly than dress it up in the language of a company ten times the size. Being small is the reason the four commitments above are on the page at all. We cannot absorb a bad quarter of churn the way a large vendor can, so the incentives point the same way yours do: publish the price, make leaving easy, get you live fast, and say early when Sthan is not the right tool. Those are the terms we would want if we were the ones buying.

We build for one market and one job — Indian real-estate developers, from the first enquiry to the day the keys change hands. Not a global CRM with an India module bolted on the side. That focus is the only reason the product knows what a construction-linked demand note is, why a booking is roughly the halfway point rather than the finish line, and what a channel partner expects to be able to see about their own leads.

It also means there are things Sthan does not do yet. We would rather tell you which ones before you sign than have you discover them in month three.
